What is the Chickaloon SPUD?
The Chickaloon Special Land Use District (SPUD) sets specific rules for land use and development within the Chickaloon area. These rules are designed to:

- Ensure public health and safety
All landowners and developers in the Chickaloon SPUD must follow the standards outlined in MSB Code 17.18.
Location Boundaries
The Chickaloon SPUD covers lands within the Chickaloon area as defined by the borough. The district boundaries are established to reflect the community’s planning goals and natural geography. For exact boundary details, refer to the maps and descriptions in MSB 17.18.010.
Conditional Uses
Certain land uses are allowed only with a Conditional Use Permit. These include:
- Group homes
- Churches and related buildings
- Utility substations and electrical transmission lines
- Highway maintenance yards
- Commercial gravel or quarry pits over 1 acre
- Group camps
- Natural resource extraction or processing
- Mobile home parks
- Uses causing physical changes to over 1 acre (excluding agriculture, roads, and parking lots when ancillary)

Do I need a permit for a shed or small structure?
Yes. According to MSB 17.18.040, “No building, structure, land or water area located within this special land use district shall hereafter be used or occupied, and no building, structure or part thereof shall hereafter be erected except in conformity with the regulations specified in this chapter.”
Can I subdivide my property?
Subdivision is allowed but must comply with SPUD zoning and borough subdivision regulations.
